Bathroom renovation cost in Paphos, line by line

A bathroom is the room buyers and guests judge first and the one where the expensive mistakes hide under the tiles. This guide gives the 2026 Cyprus ranges, where Panos sits, how the money splits between labour and materials, and the ten steps a quote should list in order.

The ranges in 2026

Basic refresh, 3–5 m²: new tiles, basin, WC, paint€3,000 – €6,000
Full refit, 5–8 m²: walk-in shower, vanity, new plumbing and electrics€7,000 – €14,000
Premium, 8 m² and up: wet room, freestanding bath, stone, underfloor heating€15,000 – €30,000+
Tiling, supply and lay, per m²€25 – €50
Tiling, labour only, per m²€22 – €32

Cyprus renovation guides price the whole project, not per m², because a 4 m² bathroom with a moved drain costs more than a 6 m² one that keeps its layout.

Where Panos sits

A typical 4–6 m² bathroom: €4,500–€7,500 for labour and waterproofing, with tiles and sanitaryware bought on receipt at the price you choose, from about €1,800 for a good standard. 2–3 weeks including drying time. One person does the strip-out, plumbing, tanking, tiling and painting; a licensed electrician does the electrics on Panos's schedule.

Worked example, a 5 m² apartment bathroom with a bath replaced by a walk-in shower: labour and waterproofing about €5,600; porcelain tiles, shower tray and screen, WC, basin with vanity, mixer and towel rail from €1,800. Total from about €7,400.

Where the money goes

Roughly: labour and waterproofing 55–65%, tiles 10–20%, sanitaryware and brassware 15–25%, electrics 5%. The cheapest place to save is tile choice; the most expensive place to save is the waterproofing, which costs a few hundred euros and protects everything else.

The ten steps a quote should list, in order

  • Protection of the rest of the home and strip-out, with waste removal
  • First-fix plumbing: new pipe runs for the layout
  • First-fix electrics by a licensed electrician
  • Waterproofing (tanking) of the floor and wet walls, with photos
  • Screed and falls to the drain
  • Wall and floor tiling
  • Second-fix plumbing: sanitaryware, mixers, shower screen
  • Second-fix electrics: lights, extractor, shaver socket
  • Grout, silicone and painting
  • Drying time written into the schedule

If the quote has no line for waterproofing, ask. If the answer is vague, that is the answer.

How long it takes

2–3 weeks for a full refit, because membranes, screed and adhesive need days between steps. A quote that promises a full bathroom in five days is promising to skip the drying.

If you are abroad

  • Choose tiles and sanitaryware from supplier photos or on one visit; Panos knows the Paphos showrooms.
  • Approve the itemised quote in writing; stage payments are on it.
  • Expect a photo every working day, and one of the tanking before the tiles.
  • Pay the balance after the before/after photos.
