Cooler in August. Warmer in January. Dry all year.
Most homes in Cyprus were built with no insulation at all: a concrete roof that bakes the top floor in summer and a wall that sweats in winter. For insulation and energy upgrades, Panos works with Perdikis Constructions, a specialist insulation and waterproofing contractor since 1975. Panos is your one person in Paphos; Perdikis brings the crews, the systems and the experience for small jobs and large projects alike.

The partnership
Panos in Paphos. Perdikis Constructions behind him.
Perdikis Constructions has done construction, insulation, waterproofing and specialised technical applications across Greece since 1975: external wall insulation systems, spray-applied polyurethane foam, hot-applied spray polyurea and liquid polyurethane membranes, energy upgrades, window and door systems, dry construction and floors, for homes, apartment buildings and hotels and resorts. In Cyprus, Panos surveys the property, writes the proposal, coordinates the works and stays responsible from the first visit to the final photos.

What we insulate
Every kind of insulation a building in Cyprus needs.
Thermal, waterproofing, acoustic where needed. Pick the one that matches your problem, or ask for a whole-home energy upgrade.
Roof and terrace thermal insulation
The flat concrete roof is where a Cyprus home loses the battle: it heats the rooms below all summer and lets heat out all winter. Insulation boards or spray polyurethane foam, with a new waterproofing layer on top, in one job.
Top-floor apartments and villas
Inverted roof with extruded polystyrene boards
Spray polyurethane foam for complex shapes
Reflective white finish that cuts roof temperature
External wall insulation (thermal facade)
Insulation boards fixed to the outside of the walls, meshed and rendered: the whole envelope wrapped, the bridges closed, the facade renewed at the same time. The single biggest step in an energy upgrade.
Villas, houses and whole apartment blocks
Graphite EPS or mineral wool systems
New render and colour included
Also internal insulation where the outside cannot be touched
Spray polyurethane foam
Seamless thermal insulation sprayed onto roofs, undersides of slabs, metal roofs, tanks and awkward geometry, where boards cannot follow the shape.
Flat and pitched roofs
Undersides of pilotis and garages
Industrial and agricultural buildings
Fast application, no joints
Waterproofing with polyurea and polyurethane membranes
Hot-applied spray polyurea sets in seconds into a seamless, elastic, walkable membrane; liquid polyurethane membranes for roofs, terraces, balconies and planters. The right system for the surface and the use.
Roofs, terraces and balconies
Planters, podium decks and car-park slabs
Water tanks and plant rooms
Detailing at drains, upstands and penetrations
Swimming pools
Pools that lose water through the shell, cracked or leaking tanks, and new pools that need a membrane before the finish. Polyurea and cementitious systems designed for permanent immersion.
Leak diagnosis and repair
Full shell waterproofing before tiles or finish
Pool decks and surrounds
Hotel and communal pools
Basements, foundations and retaining walls
Water coming through below ground: garages, storerooms, lift pits and the wall against the hillside. Membranes, injection and drainage, chosen after a survey, not from a catalogue.
Underground garages and storerooms
Retaining walls on sloping plots
Lift pits and plant rooms
Rising damp at ground level
Pitched roofs, lofts and ceilings
Mineral wool or boards under tiled roofs and in loft spaces, and insulated suspended ceilings where the roof cannot be opened.
Tiled and timber roofs
Loft and attic spaces
Dry-lined insulated ceilings
Acoustic insulation between floors
Whole-home energy upgrade
Insulation first, then the rest in the right order: windows and doors, shading, solar water heating, efficient cooling, photovoltaics with partners. One plan, one schedule, one person responsible, and the certificates the grant schemes ask for.
Energy Performance Certificate before and after
Measures chosen by payback, not by catalogue
Grant-scheme paperwork prepared with a qualified expert
Apartment blocks: one proposal for the whole building
Why now
Cyprus pays for uninsulated homes twice a year.
Summer
A bare concrete roof reaches surface temperatures far above the air temperature; the room below runs the air conditioning all afternoon. Insulating the roof is the cheapest cooling a top-floor home can buy.
Winter
Cyprus homes were built to release heat, not hold it. Almost one in six households cannot keep the home adequately warm, well above the EU average. Walls that stay cold also grow condensation mould.
Grants
The 2026 Save and Upgrade Homes scheme offered up to €32,000 per household for thermal insulation and other measures, and its €27.5 million was fully allocated within two days of opening. When a round opens, the applications with an Energy Performance Certificate and a written proposal ready go first.
Value
An insulated, certified home rents and sells better to the buyers who now dominate Paphos: 68% of purchases in the district went to foreign buyers in 2025, and they ask for the energy certificate.
How it works
From a survey to the final certificate.
1
Survey
Panos visits, photographs the roof, walls, pool or basement, measures, and asks what the building does in summer and winter.
2
Written proposal
The system, the thicknesses, the sequence, the days, the guarantees, in writing. For energy upgrades, an Energy Performance Certificate by a qualified expert first.
3
The works
Specialist crews on site, Panos coordinating, a photo update every working day. Large projects get a day-by-day plan for the residents or the hotel.
4
Hand-over
Before/after photos, the system data sheets, the guarantees, and the final certificate where one applies.

Tell us about the building. Panos calls you.
Leave your details and the best time, or send photos on WhatsApp. For an energy upgrade, say whether you already have an Energy Performance Certificate.
Both. One terrace on an apartment block is a small job; a hotel roof or a whole complex is a large one. The same person surveys and writes the proposal in both cases.
Which should I do first, roof or walls?
In a top-floor apartment, the roof. In a house, usually the roof and then the walls, because the roof gives the biggest gain per euro in Cyprus sun. The survey and the Energy Performance Certificate put numbers on it.
Can insulation be combined with waterproofing?
Yes, and it should be: on a flat roof the insulation and the waterproofing are one system, applied in one job, with one guarantee.
Do you help with the grant scheme?
Panos coordinates the Energy Performance Certificate with a qualified expert registered with the Energy Service and prepares the written proposal the application needs. The scheme's rules and dates are set by the Ministry of Energy; the 2026 round closed within two days of opening.
Is there a guarantee?
Yes, in writing: the system manufacturer's guarantee on the materials and a workmanship guarantee on the application. The years depend on the system and are stated in the proposal.
Can you work on a building where people live?
Yes. External wall insulation and roof works are done from outside, with a day-by-day plan shared with the residents or the committee, and a photo report after each stage.
Why no prices on this page?
Because every insulation job is sized from the survey: the area, the substrate, the system, the access. You get a written proposal with the full figure, nothing added later, after the visit.
